This stage of the project includes submitting documents for Construction Certificate approval and then administering the contract between the builder and the client during construction.

Standard outcomes from this stage may include:

+ Tendering the works, responding to tenderers, assesing tenders and making recommendations to the client.
+ Preparing contract documents for signing by both parties
+ Undertaking periodic site inspections during construction
+ Providing supplementary details and information
+ Providing instruction to the builder to clarify the contract documents
+ Administer variations to the work, and obtain clients approval
+ Arrange and attend site meetings
+ Provide clients with regular reports on time, cost and general progress
+ Assess and approve claims for extension of time
+ Adjust PC and Provisional Sums included in the contract drawings
+ Co-ordinate consultants
+ Preparing defects lists for practical completion
+ Inspect & issue notice of practical completion
+ Assess the final account
+ Inspect the works to prepare a final defects list
+ Issue the final certificate
