Generally this stage includes the development of the sketch design to a level required for Development Application with Local Councils. At this stage the drawings look more like the drafted plans people are used to seeing, and are targeted to assist Council with their assessment of a Development Application.

We would normally produce 1:50 drawings and all the associated reports, shadow diagrams, and the like, as required by Council. Most of the drawings done during this stage would then be used as the base to create the Construction Documents noted in the next stage of work.

Standard outcomes from this stage may include:
+ Develop the approved sketch design into a final design solution
+ Co-ordinate other design work undertaken by consultants as required for Council DA Submission
+ Review the final design against budget
+ Prepare necessary documents for a Development Application and assist the client lodging the application
+ Assist in obtaining Council Development Approval by negotiating and attending meetings - note that protracted negotiations may incur an additional fee due to their unforeseen nature.
